<p class="MsoNormal" style="text-indent:32.0000pt;mso-char-indent-count:2.0000;text-autospace:ideograph-numeric; mso-pagination:none;line-height:28.0000pt;mso-line-height-rule:exactly;"><span style="mso-spacerun:'yes';font-family:仿宋_GB2312;font-size:16.0000pt; mso-font-kerning:1.0000pt;"><font face="仿宋_GB2312">限价房是具有保障性质的普通商品住房，由政府组织提供，限定套型面积和销售价格，主要面向城市中低收入家庭住房困难供应。根据县委办、县政府办</font>2008年6月6日印发的《关于县城限价商品房申购销售有关问题的通知》（侯委办〔2008〕44号）。为了进一步加强和规范我县限价商品房上市交易补缴差价行为，2020年6月23日，闽侯县人民政府印发了《关于我县限价商品住房上市交易补缴差价的通知》（侯政文﹝2020﹞56号），同时附发了《闽侯县限价房上市交易操作办法》。</span><span style="mso-spacerun:'yes';font-family:仿宋_GB2312;font-size:16.0000pt; mso-font-kerning:1.0000pt;"><o:p></o:p></span></p>
<p class="MsoNormal" style="text-indent:32.0000pt;mso-char-indent-count:2.0000;text-autospace:ideograph-numeric; mso-pagination:none;line-height:28.0000pt;mso-line-height-rule:exactly;"><span style="mso-spacerun:'yes';font-family:仿宋_GB2312;font-size:16.0000pt; mso-font-kerning:1.0000pt;"><font face="仿宋_GB2312">经审查认为，《闽侯县限价房上市交易操作办法》第三条规定的</font>“限价房取得房屋所有权和土地使用权证（或不动产权证）满5年的，房屋产权人可以申请上市交易”的前提条件未能找到明确的上位依据，且较市级有关文件规定，条件设置严苛。</span><span style="mso-spacerun:'yes';font-family:仿宋_GB2312;font-size:16.0000pt; mso-font-kerning:1.0000pt;"><o:p></o:p></span></p>
<p class="MsoNormal" style="text-autospace:ideograph-numeric;mso-pagination:none;line-height:28.0000pt; mso-line-height-rule:exactly;"><span style="mso-spacerun:'yes';font-family:仿宋_GB2312;font-size:16.0000pt; mso-font-kerning:1.0000pt;"> <font face="仿宋_GB2312">为进一步规范限价房上市交易行为，更好保障限价房交易双方合法权益，经县政府常务会议研究决定，对上述第三条关于我县限价商品住房上市交易限制条件调整为：限价房取得房屋权属证书（取得房屋所有权证后，换发不动产权证的，以取得房屋所有权证的时间计算）满</font>5年的，房屋产权人可以申请上市交易。《通知》的其他规定继续有效。</span><span style="mso-spacerun:'yes';font-family:仿宋_GB2312;font-size:16.0000pt; mso-font-kerning:1.0000pt;"><o:p></o:p></span></p>
